Our client is a large builder specializing in residential construction projects across the Southeast Region of the United States at this time they are looking to hire a Sr. Director of Construction Operations. In this role the Senior Director of Construction Operations will manage the full scope of residential and commercial vertical construction projects as assigned and all construction staff, including preconstruction and purchasing, and subcontractor trade base. This is a leadership role, and this person will be responsible for overseeing multiple construction projects to fruition. Following are the specifics for this excellent Job Opportunity:

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Provide input on design for all projects.
  • Senior executive responsible for the overall management of all construction operations, residential and commercial
  • Lead and direct the subcontractor qualification and selection for all work under management (Purchasing), oversee Purchasing Director
  • Lead and direct the development and regular updates of all subcontractor scopes of duties.
  • Prepare, communicate, and direct weekly meetings with project stakeholders including, OAC, contracted GCs/CMs, project status meeting, operations meeting, project manager meeting, monthly PM reviews, financial update meetings, and purchasing update meeting.
  • Sets and agrees to clear standards to achieve goals with others.
  • Identifies and takes action on causes for failures or setbacks.
  • Strategic thinker who is able to see the big picture and how activities may have consequences on different areas of the business.
  • Analyzes and develops ideas for the plans of the team and/or department.
  • Develops and implements operational work plan for projects (self-perform or contracted work)

  • Serve in the capacity as general contractor and construction manager of developer homes, commercial projects, and staff.
  • Forecast, drive, and manage project pipeline of pre-construction, construction, and post-construction work at the project.
  • Qualify general contractors, write and distribute RFPs, and make recommendations on general contractors for larger commercial projects.
  • Meet with, maintain relationships with, and hold accountable all project subcontractors, material vendors, labor vendors associated with the project.
  • Review all new starts, including budgets, contingencies, schedules, subcontractor selections, inclusions, and developer deliverables to ensure a successful kickoff and project continuity through completion.
  • Understand the individual lot start schedules and overall project schedule to direct the construction teams on the use, management and upkeep of schedules and resources.
  • Track project milestone schedules and delivery dates for all projects
  • Communicate with project stakeholders (Customer Relations Manager) regarding project delays.
  • Regularly evaluate project construction documents to ensure they are complete, constructible, reliable, and meet the design intent
  • Implement company-wide compliance with project management/AP software.
  • Manage the change order process, from early estimate and ROM to final and actual costs, ensuring all costs are approved in advance and categorized appropriately for tracking
  • Direct or perform the buyer communication as necessary to articulate upgrade costs and change fees.
  • Cooperate with residential close out coordinator in the introduction and turnover of all new home completions.
  • Perform “back of house” support for other projects as requested by Ownership.
  • Principal in charge of negotiating and finalizing all construction contracts, project budgets, schedules, quality, and customer satisfaction.
  • Meet with sales team to provide pricing data and progress reports on projects in pipeline.
  • Communicate variances in the budgets or project schedules and participate in the financial or schedule recovery.
  • Responsible for operational business profit and losses
  • Carefully review the monthly cash flows to ensure the percentages complete are in conformance with project progress and subcontractors or suppliers have invoiced appropriately.
  • Establish, promote and enforce site-specific safety, and quality plans.
  • Drives initiatives and projects to timely and highest quality conclusion
  • Attention to detail – demonstrated excellence in quality work product.
  • Continuously review, drive, and manage site cleanliness, job site material management, laydown yards, and traffic flow through the club and project
  • Perform monthly QA/QC walks on all products under management to identify issues in advance and ensure the installations and assemblies conform to the spec and SB expectations.
  • Ensure all processes are documented and trainable across organization.
  • Point of escalation for challenging construction field issues that arise.
